Program: A mixed-use revitalization of three buildings on a London block, anchored by two office buildings for the investment firm Scottish Widows. At 58,534 square feet, the New Bond Street office consists of five stories added to existing street-level retail space. The five-story St George Street office contributes another 62,926 square feet. Sandwiched between the offices, on Maddox Street, is a luxury residential building with ground-floor retail space; Eric Parry Architects refurbished the 18 apartments above. The development also includes a central courtyard shared by the three buildings.

Design concept and solution: Retaining two of the block's facades—Regency on Maddox Street and Hanoverian on St George Street—the architects wanted to preserve the conservative character of the streets while adding an uplifting dose of contemporary design. The facade at New Bond Street features floor-to-ceiling curved-glass oriel windows that jut out over the street, allowing occupants to stand in the windows. Between the oriels, ceramic fins add depth and movement to the facade, an effect enhanced by the reflective glaze on the facade's ceramic cladding. For the second office, the architects gutted the interior and preserved the red brick facade and dormer windows on the building's St George Street side while adding another floor and a roof. They extended the office onto Maddox Street by removing a concrete building; the new construction on Maddox features a cantilevered black aluminum and glass-block facade.
