Program: An 11,300-square-foot, five-story apartment building flanked by row houses on San Francisco's Nob Hill. With a double-height lobby and a communal patio, the project offers seven two-bedroom units at roughly 900 square feet and a one-bedroom at 660 square feet. Each is adaptable for disabled access and has a private balcony or patio; double-height penthouses open onto private roof decks via mezzanines.
Design concept and solution: The architects wanted the new structure, which is taller and wider than nearby buildings, to feel distinctive while alluding to the style of its neighbors and echoing their proportions. They sought to appeal to a wide range of tenants—from roommates to small families to empty nesters—and offer the maximum amount of space and light in these small units. The Kennerly team concentrated the building services in the core to free up space for the apartments. Each receives light and cross-ventilation from three sides. On the facade, tall, crisp glass window bays extend over the property line to offer wide views, creating a modern twist on the traditional San Francisco row house silhouette. Terra-cotta on the exterior adds warmth to the project's modern lines, complemented by cedar in the lobby and balcony alcoves.
