Program: A four level, 24,000-square-foot residential building on the former site of a parking lot for the Florida Avenue Grill, bordering one of Washington D.C.'s historic districts. The Lacey features 26 units ranging from studios to two bedrooms, along with a lobby, an atrium, a communal roof deck and second-floor terrace, and private roof decks for the top-floor residents.
Design concept and solution: The owner of the grill commissioned Division1 to build the Lacey, named for one of the city's early African American entrepreneurs, who opened the restaurant in 1944. Charged with designing a forward-looking building, the architects avoided the customary D.C. brick in favor of steel, glass, and concrete. The ground-floor dwellings, with separate entrances and front yards, suggest row houses, but the rest of the plan is modern and airy: on each floor the corridor and units alternate positions, allowing light to fill the atrium. The units follow an open plan and feature floor-to-ceiling windows, wide-plank maple hardwood floors, and high ceilings, along with glass partitions to increase flexibility.
Total construction cost: $7.2 million.
