Program: A 675,250-square-foot residential high rise with two towers, at 23 and 27 stories each, linked via a 5-story connector. They include 252 units ranging from one to four bedrooms, along with a heated swimming pool, playground, paddle tennis court, fitness rooms, and a large communal terrace. With retail tenants such as a restaurant and a bookstore, Illa del Mar completes the new 24-building mixed-use neighborhood Diagonal Mar, which lies in a 42-acre park near the Mediterranean.
Design concept and solution: In keeping with the flexible and playful Diagonal Mar development, the architects wanted the structure to create a sense of movement and airiness. They conceived it as a continuous form that unfolds into its parts: the large tower is split down the middle, reflecting the divide between the units inside, while one side of the tower further unfolds into the tubelike connector, which in turn unfolds into the smaller tower. Balconies of cantilevered concrete slabs and glass railings encircle the towers. Each balcony varies in its size and rotation so that the facade appears to twist and ripple; the resulting planes on the facade's surface suggest triangular sails. To complete the nautical metaphor, the sea-facing edges of the towers narrow like the bow of a boat, and abstracted patterns of colored glass on the facade allude to the form of a breaking wave.
