The 18 east-west oriented waterfront residences, located along a curved promenade, are on small 3,000-square-foot lots. To the east is the harbor and to the west is the “Mews” which provides pedestrian and vehicular access to each 3,350-square-foot house, including garage space, but excluding balconies and terraces.

The two-story residences include four bedrooms and separate living, dining, and family room areas in five different plan types.  A number of the homes also have extensive roof terraces. Each of the five plan types responds to the curve of the bay, the views of the water, and access to natural light.

Each floor plan develops from a central internal courtyard, which is surrounded by glass walls, enabling a high level of transparency through each house and a view to the water from almost any room, creating a sense of connectivity between indoor and outdoor spaces.

The second floor plan is generally offset in section, allowing winter sun to penetrate the neighboring courtyard and surrounding spaces.  This also creates a smaller footprint on the upper level, stepping back from the neighboring house, giving a reading of individuality to each residence.

The houses were designed as a unified group, with strong similarities and common details, but retain individuality in response to the site. The architecture is of a strong spatial geometry, which is achieved through open plan living within the discipline of wall, floor, and roof planes.
