Oppenheim Architecture faced the challenge of designing a new condominium complex on two lots that surround a small, historic apartment building which preservationists wanted to save. The design team hit upon the idea of using the historic building as an entry zone for three new, five-story buildings.
Passing through the original main doors, visitors encounter a curvaceous, ramped portal that leads to the building’s main lobby, located on the second floor. Glass elevators pierce a glass ceiling on this level, leading to a rooftop pool area and the primary circulation space for the surrounding new structures.
By adhering to a rational, efficient plan defined by a series of outdoor corridors, Oppenheim ensured that the complex’s 40 condo units feature two elevations apiece, allowing for abundant light and ventilation. Aluminum screens surround the outdoor corridors, helping to filter light and views. The screens’ form also makes an abstract allusion to historic forms in the surrounding neighborhood. In contrast to the aluminum and stucco facades, the base of the new buildings is clad in rough keystone. They are capped by private, enclosed pavilions that provide a space for residents to meditate and reflect.
