Located on a 1,550-square-foot corner lot in Little Italy, one of San Diego’s downtown redevelopment areas, State & Date is comprised of two equal-sized townhouses. MS-31 Inc. was the developer, designer and builder.
The exterior architecture is a balance between the warmth of redwood siding contrasted with stainless steel. Inside the townhouses, architect Sebastian Mariscol sought to create simple, peaceful spaces by using built-in cabinets and wall panelling. Finishes also include stained oak cabinets, clear maple floors and red velvet curtains. Window openings act as picture frames to capture interesting views of a nearby cathedral and the surrounding neighborhood.
MS-31’s chief concern during construction was efficiency. To this end, the complex contains only one plumbing core. Wood was ordered pre-cut, thus eliminating waste as well as the time spent on cutting pieces. All of the walls were pre-built and assembled with a crane. Detailed shop drawings allowed the walls and cabinets to be built simultaneously as the foundation was laid and the walls and doors were ordered. Construction of both houses lasted just four-and-a-half months.
